Residential Communities
- Guests and their visitors must understand and respect that all our Holiday Homes are in residential family-oriented communities therefore the guest’s and visitors’ behavior should be reflective of a family environment.
- Respect property amenities, and security of the premises and the neighborhood, refrain from any uncivilized or inappropriate behavior, and refrain from conducting any illegal or commercial activities inside the property or on its premises at any time during your stay.
COVID-19 Related Restrictions
Below are COVID-19-related restrictions which are subject to be changed and updated at any time without further notifications.
Our Company and/or the Community Management and/or the Security and/or the DTCM reserve the right to reject the entry (or ask you to relocate) of any guest or their visitor who is violating restrictions and rules set by UAE and Dubai Government or who is endangering the well-being of neighbors or the community in any way. No refunds or compensation will be offered to such guests.
It is the responsibility of the main guest (and not the Operator) to ensure that all guests are always following the government’s set restrictions and rules.
Guests & Visitors
- All guests and visitors must register at least 24 hours in advance with the Operator and present valid IDs/Passports to the Operator and to the community security/reception or else access may be delayed or denied.
- Please note that all guests and visitors are required to abide by the Property Rules and Community Regulations and procedures as set out by security services.
- Children under 14 are required to be closely supervised while at all recreation areas.
- Guests are responsible for the conduct of their visitors and they should make sure their visitors know and follow the Property Rules
- Each unit is allowed to have a maximum number of visitors of two adults and two children under 14 years of age in the master bedroom or studio, two adults and one child under 14 years of age in the additional bedrooms, and only one domestic worker or guard. If more guests sleep at a location than the number originally stated in the booking, an additional fee could be charged.
- Visitors are welcome to enter the property between 08:00AM and 10:00PM.
- Visitors may not stay overnight in the Holiday Home between the hours of 12:00AM midnight and 08:00AM.
- Visitors’ access to the community facilities may be restricted or limited as per community rules and procedures.
Additional Responsibilities
- As a guest, you must acknowledge that all properties are residential properties located in residential buildings/communities.
- Please do not damage the property. If you do, we will use the security deposit to pay for the repairs. If there is not enough money in the security deposit, you will be responsible for paying additional charges based on the invoice provided.
- You must use the property/facilities such as spa/swimming pool/gym, etc. only at designated areas and use them only at your own risk and liability.
- Please report to us if any item in the property is found missing, damaged, stained, or dis-functional during check-in within 24 hours of arrival.
- You are responsible for children accompanying you in all areas including but not limited to the pool, gym, beach, sea, spa, balcony (terrace), backyard (terrace), bedroom, and bathrooms, and must ensure their safety at all times.
- Please check, store, and collect all of your personal belongings before departing. The Operator accepts no liability for lost or forgotten items. If the items left behind or lost can be located, we will coordinate with the guest for the best way to deliver the items. Courier charges if applicable will be charged to the guest.
- For the purposes of maintaining a clean and aesthetically pleasing building, hanging laundry on balconies is subject to the rules and regulations of the building.
Noise
- Quiet hours will be observed from 10:00 PM to 08:00 AM. Please be considerate of your neighbors by keeping the volume of your music, television, or radio at a reasonable level during this time period.
- Guests are not permitted to enter or use any part of your neighbor’s property, including their backyard, garden, or pool.
Parties
- Parties are not allowed in most of our apartments, as they are located in family-friendly residences. If you plan to host a party or gathering, please contact us before you rent your apartment so that we can advise you of the appropriate unit.
Use of community facilities
- Please use the swimming pool/spa only between the hours set by the community management or the Operator.
- Guests and visitors are required to take all reasonable safety measures regarding the swimming pool and spa, especially with regard to risks to children.
Check-in and Check-out procedure
- We request that Guests check-in from 03:00PM and check-out before 12:00PM unless unless otherwise arranged with the Operator. The check-out time is important so our housekeeping staff can clean the property for the next guest. If you fail to check out by 12:00 PM or in the event the housekeepers cannot enter the property due to a delay caused by the guests for any reason, we will charge you for an additional night’s stay.
- Key collection details will be provided prior to check-in date and will not be released until this contract has been signed and identification of the Guest is submitted.
- If you would like to check-in or out early, please confirm that your request is acceptable with the Operator before doing so and receive prior written approval. Any unapproved early check-in/late check-out is subject to availability and an extra charge of full night cost will automatically apply.
- If guests would like to extend their stay, we require a notice 24 hours prior to the check-out time and will only be able to assist based on the availability. If alterations are made on the date of departure, charges may be applicable. In case you have booked a monthly rate and would like to extend we require 10 days prior notice before your departure, subject to availability.
- The property is being rented in its current condition. Guests are required to inspect the unit and notify the Operator of any major damages found within 24 hours after check-in. The guest will be responsible for costs associated with major damages that were not reported to the Operator within the given time frame.
- When you’re away from the property, please close and lock all windows and doors to prevent dust, rain, and water damage.
- If you will be away from your home for more than 7 days, please contact the Operator to arrange for regular inspections. This will help to prevent water leakages or other unfortunate events.
- An excess cleaning charge of AED200.00 will be charged if we find the property is returned in a very poor state compared to when you checked in.
- If circumstances dictate that late checkout is not permissible it means that we have another guest checking in on the same day that you are booked to check out. Please cooperate to ensure you do not delay us from our duties for the next guest, by checking out on time at 12:00PM so that we can prepare the property. If we arrive after 12:00PM to prepare the property and you have not checked out and your luggage is still at the property, we reserve the right to remove your entire luggage and deliver it to our office to ensure that we can have full access to perform our duties. In this event you will be contacted by SMS and/or email to inform you what has happened and how to collect your belongings. We accept no liability whatsoever for any claims made for any loss or damage of your personal belongings in such event if forced to take action taken after the agreed check out time of your original booking.
BBQ
- Please do not use BBQs within your apartment or on your terrace or balcony. The only places where BBQs are permitted are in designated areas designated by the building operator or property management company.
Smoking
- Smoking inside the property is strictly prohibited.
- Smoking of shisha/hookah is not allowed indoors or outdoors for security reasons.
- It is not permitted to throw cigarettes from the balcony. Dubai can be windy and buildings may catch fire if the cigarette lands on them. A fine may apply if a smoke smell is present in the apartment upon check-out.
Pet Policy
- Some buildings and communities do not allow pets, so pet policies are subject to the terms of the building management company.
Alterations
- Guests are not allowed to make alterations to the property.
- Guest and Tenant are forbidden to hang pictures or make any holes in the walls.
Subletting
- Guest and Tenant are forbidden from subletting your rented unit to travellers or other tenants. Should you ever sub-let, it translates into violation of your rental agreement. This is also equivalent to breaking the laws.
Waste Disposal
- Guests must dispose of garbage in the allocated bins and areas at the property.
- Guests must not leave rubbish in public or common areas.
Parking
- Guests and visitors must comply with parking regulations and other requirements set forth by the Operator.
- As instructed by the Operator guests and visitors must park only in the designated area(s) and to the maximum number of vehicles.
Emergency contacts
- In case of any emergency including fire, security issues, or health-related issues, the Guest is required to carefully read the emergency numbers located at the entrance of each of our properties.
